The subject land is a significant allotment located within the Logan City Council jurisdiction, identified as being part of a growing residential corridor. The site’s primary frontage is to Logan Reserve Road, which serves as the main point of orientation and access for the proposed development.

- Zoning: The property is located within the Low Density Residential Zone under the Logan Planning Scheme.
- Environmental Overlays: The land is subject to several environmental and hazard overlays, including the Biodiversity Areas Overlay, Acid Sulfate Soils Overlay, and the Flood Hazard Overlay.
